The tenant had accumulated rent arrears totaling $20,300, despite having received a valid Notice to End Tenancy. During the hearing, the tenant alleged cash payments and raised maintenance concerns but was unable to provide any credible supporting evidence. Through meticulous preparation and persuasive advocacy, Ms. Kapoor demonstrated that all procedural requirements under the Residential Tenancies Act, 2006 were fully satisfied. As a result, the Board ruled decisively in favor of our client.

The final order directed the tenant to vacate the premises or pay the full outstanding rent plus daily compensation, reaffirming landlords’ rights and setting a meaningful precedent for fair and evidence-based tenancy enforcement across Ontario.
